Terms & Conditions

Please take a moment to read our Terms & Conditions before booking your stay.

Bookings & Payments

A booking is confirmed once a deposit has been received and written confirmation has been issued.


By making a booking, you agree to these Terms & Conditions.

A non-refundable deposit of 25% is required at the time of booking. The remaining balance must be paid in full no later than 6 weeks prior to your arrival date.

If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit.

 

Booking Pattern, Arrival & Departure

Stays are typically arranged from Friday to Friday, unless otherwise agreed at the time of booking.

  • Check-in: from 3:00pm onwards

  • Check-out: by 10:00am

These times allow us to carefully prepare the cottage to a high standard for each new arrival.

Cancellation Policy

  • More than 6 weeks before arrival: deposit retained

  • Less than 6 weeks before arrival: full balance payable, unless we are able to re-let the property

We strongly recommend that guests take out appropriate travel insurance.

Occupancy

The property must only be occupied by the number of guests stated at the time of booking.

Care of the Property

Guests are expected to take reasonable care of the property. Any damage must be reported and may be chargeable.

Cleanliness & Condition

The property will be cleaned prior to arrival and should be left in a tidy condition.

Pets

One well-behaved dog is permitted by prior agreement. Dogs must not be left unattended and should be kept off all furniture. (not permitted in bedrooms at anytime)

Smoking

Smoking and vaping are not permitted inside the property.

Liability

We do not accept liability for loss, damage or injury, or for any temporary failure of services.
